What’s Our Strategy?

Skywalker Property Partners targets acquisitions from $10 million to $30 million, a niche too large for many private investors, yet too small for institutional investors.

Our focus is opportunistic commercial properties in Texas, and slightly more conservative investments in select markets of neighboring states. Our ability to pinpoint underlying values in office, industrial, flex and retail properties has resulted in a history of successful investments, including distressed assets, REO properties and bank notes.

Skywalker Property’s professionals have the vision to see beyond the immediate, as they did with Cordovan Park in southwest Arlington. Acquired from the lender following foreclosure, the two-building office project came with built-in risk from a stack of month-to-month leases, near-term rollover and deferred maintenance. Within nine months, $500,000 of renovations had been completed and the 78,660 SF Cordovan Park sold to Texas Trust Credit Union for a centralized back-office hub in Dallas/Fort Worth.

Skywalker Property Partners has been initiating and leading commercial real estate investments since 1990 while providing a unique opportunity for individual investors to capitalize on strong returns achieved in private CRE markets.

The first organized investment fund, The Hangover Opportunity Fund, made twenty two investments and sold nineteen assets with a total value of over $50 million and an average IRR of 43.11% and multiple of 2.38 X.

Gary Walker is Founder and President of Skywalker Property Partners, LLC, and SCM Real Estate Services in Arlington, Texas.

After graduating from Baylor in 1986, Gary started his commercial real estate career and immediately witnessed the historic real estate collapse in Texas. From then until today Walker thrives with a hard work ethic and a win-win mindset; he continues after 25 years to represent tenants as a commercial real estate broker. In 1992, he founded SCM Real Estate Services (scmrealestate.com), a full service brokerage and property management firm for commercial properties, medical office, project leasing, investment sales and tenant representation. In January 2014 he partnered with Waterfall Asset Management, a New York based hedge fund, and Coldwell Banker Commercial to build a top tier commercial real estate firm including capital markets, asset management and brokerage services. Through a series of mergers and acquisitions that company, Coldwell Banker Commercial Advisors, became one of the largest privately held commercial real estate firms in the West with 29 offices across the country and over 500 employees.

Another area of focus for Gary includes efforts to fuel economic development and support public projects. He is currently on the Executive Board for Downtown Arlington, Inc. (downtownarlington.org), his 3rd round of service for downtown over 25 years. His efforts at historic revitalization include the National Register designation and redevelopment of the Vandergriff Building (vandergriffbuilding.com) at the intersection of Division and Center Street in Arlington, where SCM Real Estate Services and Skywalker were located, the redevelopment of 602 E. South Street in Arlington, and 215/219 S. Main on Fort Worth South Side. He continues to be active in the revitalization of downtown Arlington with the 2013 acquisition of the Vandergriff Town Center.
